Buying costs in Spain explained

Resale homes: transfer tax (ITP). Paid by the buyer on the price, or on the cadastral reference value if it is higher. Each region sets its own rate:

New builds: VAT and stamp duty. 10% VAT on homes (and their attached parking or storage), 21% on parking spaces, storage rooms, commercial premises and land bought on their own. Plus stamp duty (AJD) of 0.5% to 1.5% depending on the region. The Canary Islands apply IGIC and Ceuta and Melilla apply IPSI instead of VAT.

Notary and land registry. Usually between 900 € and 1,800 € together for an average home. The calculator estimates them from the price.

Mortgage. Since 2019 the bank pays most of the costs of setting up the mortgage. The buyer pays the valuation.

This is an estimate, not tax advice. Reduced rates (young buyers, large families, protected housing) and the highest bands of some regions are not included: enter your rate under "Fine-tune" if a different one applies. Rates as of 2026.

How much are the buying costs in Spain?

For a resale property, taxes and fees usually add 8% to 13% to the price, depending on the region. Most of it is the transfer tax (ITP), between 4% and 10% in most regions. For a new build you pay 10% VAT plus stamp duty (AJD) instead.

Do foreigners pay more tax when buying in Spain?

No. Transfer tax, VAT and stamp duty are the same for residents and non-residents. Some regions have reduced rates for young buyers or large families that usually require residence there.

What is the cadastral reference value?

A value published by the Spanish Land Registry Office (Catastro) for each property. Since 2022, transfer tax is paid on the higher of the purchase price and this reference value.

What else do I need as a foreign buyer?

You need an NIE (foreigner identification number) and a Spanish bank account. Many foreign buyers also hire an independent lawyer; add their fee in the calculator if you use one.

Can non-residents get a mortgage in Spain?

Yes. Spanish banks usually finance up to 60–70% of the price for non-residents, so you need savings for the rest of the price plus all taxes and fees.
